RESIDENTIAL RENTAL CRITERIA
Applicants will be approved based on the following criteria:
- APPLICATION FEE & SECURITY DEPOSIT: Application fee and security deposit must be paid in full to officially reserve the apartment and remove it from the active rental inventory.
- Application Fee: Varies per property and fee is per applicant (non-refundable)
- Security Deposit: $350 with approved credit or equal to One (1) Month’s Rent (Pending Credit Approval); nonrefundable after 48hours.
- RESERVATION FORM: All applicants must complete an Apartment Reservation Form, which will detail the term of applicants move-in.
- AGE: Applicants must be of legal age, eighteen (18) years or older. In the case of a parent/child living arrangement, a rental application must be processed on all prospective residents eighteen (18) years of age or older
- INCOME: Gross income must be three (3) times the amount of the monthly rent. Acceptable forms of income verification include:
- Three (3) most recent paystubs
- Official Employment/Offer Letter
- W2’s
- Any additional documentation to verify income/employment
- If not verified by employer, we require six (6) month of bank statements or certification from bank that the account maintains a minimum average monthly balance of three times the rental amount.
- EMPLOYMENT: A prospect must have verifiable employment. College will be accepted as an alternative to employment history, so long as it can be verified, and proper documentation can be provided.
- CREDIT/CRIMINAL BACKGROUND SCREENING: All applicants must complete a rental application and provide a copy of driver’s license, which will be used to process a credit & criminal background check.
Landlord will prohibit admission for the following regardless of when it occurred:
- Any person who was evicted from any type housing for drug-related criminal activity or criminal activity including the manufacture and/or sale of illegal or dangerous drugs.
- Any person who is currently engaged in illegal use of drugs or for which Landlord has reasonable cause to believe that a person’s illegal use or pattern of illegal use of a drug may interfere with the health, safety, and right to peaceful enjoyment of the property by other residents;
- Any person who is subject to a national, state or local sex offender lifetime registration requirement;
- Any person who, at the time of application, is subject, for a specified length of time, to a national, state or local sex offender registration requirement.
- Any person, if there is a reasonable cause to believe that such person’s behavior, from abuse or pattern of abuse of alcohol, may interfere with the health, safety, and right to peaceful enjoyment of the property by other residents. The screening standards are based on behavior, not the condition of alcoholism.
Landlord will prohibit admission for the following if it has occurred in the past seven (7) years:
- Any person who engages in other criminal activity that threatens the health, safety, and right to peaceful enjoyment of the property by other residents or the health and safety of [Name of Landlord], its employees, contractors, subcontractors, or agents. Other criminal activity includes the following criminal history within the seven (7) year look-back period begins from date of conviction or release from detention or incarceration whichever is more recent to the date of screening):
(1) Violent felonies involving injury to or death of another and destruction of property;
(2) Arson
(3) Sexual offenses
(4) More than one (1) drug or alcohol offenses including OVI offenses
(5) Any theft offense
(6) More than three (3) minor offenses (other than minor traffic offenses)
When applying screening criteria to a specific case, [Name of Landlord] may consider all the circumstances relevant to a particular applicant or occupant’s case before making a final decision. [Name of Landlord] may take into consideration the seriousness of the offense, the degree of participation in the offending activity, and the effect denying housing would have on non-offending occupants.
- RESIDENCY/RENTAL HISTORY: Based on the results of the credit report, applicants may be asked to provide verifiable residency on current/previous address with at least twelve (12) months rental or home ownership history. Additional form will be provided to applicant for completion.
- AUTOMATIC DENIAL: An applicant will be automatically denied for the following reasons:
- Unsolved debts to current/previous landlord/mortgage holder and/or non-compliance with any terms of the lease/mortgage and/or community policies.
- Eviction or currently in the process of being evicted by landlord for cause.
- Foreclosure within the past three (3) years.
- Bankruptcy has been filed, and no final order of discharge has been entered, or is currently under consideration.
- Information on the rental application that is not true.
- Having been convicted of any crime.
- CORPORATE RENTAL APPLICATIONS:
- Last two (2) years of companies W2 statement’s
- Bank account balance history; must support 6x the amount of the monthly rent for up to one (1) year
- Individual’s occupying the apartment must pass a criminal background check
- Individual’s occupying the apartment must supply copies of driver’s licenses
- Company Officer who is signing the corporate lease, must undergo a credit and criminal background check
- RENTER’S INSURANCE: Residents are required to carry Renter’s Insurance. Minimum coverage requirements can be found in the properties residential lease. Proof of coverage is required prior to move-in and must be maintained throughout the term of the lease.
- PET POLICY: No pets are permitted without management approval. All pets must be registered with the leasing office, pet addendum completed and associated non-refundable pet deposit must be paid in full. All rules & regulations set forth in “Pet Addendum” must be followed at all times. For a complete list of breed restrictions, associated fees and rules & regulations, please ask your leasing associate to provide you with the “Pet Addendum”.
- OCCUPANCY STANDARDS: Maximum number of occupants per apartment: Studio (2); 1 Bedroom (2); 2 Bedroom (4); 3 Bedroom (6).
I hereby authorize (Geis Residential Management, LLC) to obtain a consumer report, and any other information it deems necessary, for the purpose of evaluating my application. I understand that such information may include, but is not limited to, credit history, civil and criminal information, records of arrest, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information. I understand that subsequent consumer reports may be obtained and utilized under this authorization in connection with an update, renewal, extension or collection with respect or in connection with the rental or lease of a residence for which application was made. I hereby expressly release Geis Residential Management, LLC, and any procurer or furnisher of information, from any liability whatsoever in the use, procurement, or furnishing of such information, and understand that my application information may be provided to various local, state and/or federal government agencies, including without limitation, various law enforcement agencies.
APPROVAL SUBJECT TO SATISFACTORY EMPLOYMENT, RESIDENCY, CRIMINAL HISTORY AND CREDIT VERIFICATION.
